Building Systems Reference
A reference guide to Krishna Tower's building systems, for maintenance and future committees. Keep this handy alongside the Formation Status handover tracker. भवन प्रणाली संदर्भ — भविष्य के रखरखाव हेतु।
1. Fire fighting system
Fire control room, wet riser main (landing valves on every floor), fire hydrants, hose cabinets, smoke detectors, glass-break manual call points, electric hooters, a designated fireman's lift, and a 4-way fire brigade connection. All equipment connects to a 10-zone main control panel on each floor and in the fire control room.
Maintenance: annual check of extinguishers, hydrant pressure, wet riser and smoke detectors; renew the Fire NOC on time. Keep an emergency contact list (fire department, nearest hospital) on the notice board and at the guard cabin.
2. Water supply & storage
- Underground tank: 2 m deep, near the main entrance / generator area
- Overhead tank(s): on the terrace, for gravity-fed distribution
Maintenance: clean both tanks at least twice a year and test water quality.
3. Rainwater harvesting (RWH)
Tank 5 m diameter × 2 m deep; 100 mm RWP piping from the terrace at a 1:100 slope; filter of slotted PVC pipe (150 mm) with brick ballast (75 mm) and slotted cover.
Maintenance: clean the tank and filter every year before the monsoon to keep recharge capacity.
4. Sewage & drainage
Septic tank and sewer lines connected to the municipal drain.
Maintenance: clean the septic tank and inspect sewer lines at least once a year, especially pre-monsoon.
5. Electrical
Transformer and generator near the ground-floor parking; electrical room near the main entrance.
Maintenance: monthly generator test-run and annual servicing; follow diesel storage and safety norms.
6. Parking
147 sanctioned spaces (34 covered + 113 open), plus a marked visitor zone near the entrance. Keep the unit-wise allocation on record and log any change in writing.
7. Lifts & common equipment
One lift is designated the fireman's lift for priority use in emergencies.
Maintenance: monthly AMC servicing and annual safety certification from a Lift Inspector.
8. Building insurance
A master policy (fire and allied perils, with earthquake / flood riders) covering the structure and common areas is mandatory under Bye-law 36. Sum insured is based on reconstruction cost (~₹2,000–4,000/sq ft), not market value; the premium is shared across all 81 flats through maintenance. It does not cover flat interiors or belongings — that is each owner's separate, optional home insurance.
Maintenance: renew on time every year — a lapsed policy is a major financial risk. Keep the policy and premium receipts in the Association office.
