AOA Formation Status

Where we are

The first meeting of flat owners was held on 06 September 2026 with the builder. The decision was to form the AOA and get the process rolling. Registration is done online at uprfsc.gov.in (Registrar of Firms, Societies & Chits, UP) and does not depend on the builder — the builder document chase is a separate, parallel track for a clean handover.

Registration roadmap

1. Finalise founder members — 7+ names against the 7 posts (President, Vice-President, Secretary, Joint Secretary, Treasurer, Auditor, Member)
2. Collect KYC — PAN, Aadhaar, photo, address proof from each office bearer
3. Hold the General Body Meeting — adopt bye-laws, elect office bearers, sign the membership list
4. Prepare & file — Memorandum + Bye-laws + member list + notarised affidavit + GBM resolution on uprfsc.gov.in (fee ~₹2,000)
5. Presentation date — appear in person with originals within 15 days of the date being allotted
6. After registration — apply for society PAN, open a bank account, take over corpus fund and assets

Key dates

• Builder meeting held: 06 September 2026
• Interim maintenance by builder requested until: 31 December 2026
• Objection window: if the Registrar raises objections, they must be resolved within 15 days (30 max) or the application auto-cancels

Builder handover tracker

The building is being handed over by Shri Krishna Colonisers. Two tracks are running in parallel — paperwork and physical works.

Documents — received

• Firm registration certificate
• LIDA (LEDA) sanctioned map + full construction permission letter
• Partial Completion Certificate pages
• Car parking plan (needs a clean, certified version)

Documents — still being chased

• Full, clean Completion Certificate (resolving the 16.03.2018 vs 16.08.2018 date discrepancy)
• Current, signed, unit-wise parking allocation list
• List of allottees with addresses
• Fire NOC and Airport Authority NOC actual copies
• Corpus fund details + transfer confirmation
• Asset register / warranty / AMC docs for lift, generator, pumps, fire equipment

Physical works still owed by the builder

• Main gate and guard room — not yet constructed
• Sewage / drainage pipe — not connected to the highway drain (नाला)
• Building exit area — not connected to the drainage line
• Rainwater harvesting system — status unconfirmed; joint inspection requested
• Water reservoir inside the compound — demolished during highway widening; reconstruction pending
• Security fencing — spiral barbed wire on the highway-facing boundary wall, not yet installed

Letters sent to the builder

Formal letters have been issued for: additional documents, construction deficiencies (6 items), a consolidated corpus-fund reconciliation across all 81 flats, and a request to continue interim services through 31 December 2026 while the AOA is formed. Copies are on the Downloads page.

This is a working status page during the formation phase. Once the AOA is registered and handover is complete, it will be simplified into a short "About the Association" record.
